Phase I ESA & Due Diligence Investigations

Phase I Environmental Site Assessments (ESA) are completed to determine if Recognized Environmental Conditions (REC’s) are present at a subject property prior to bank lending and/or property purchase. A Phase I ESA involves a review of local, State and Federal records, historic resources (Sanborn Maps, aerial photographs, City Directories, etc.) in order to determine prior uses, reconnaissance of all aspects of the subject property and surrounding properties and interviews of property owners, occupants and/or neighbors. Based on the information complied during the Phase I ESA process, NP&V environmental professionals outline any identified REC’s present on the subject property or from adjacent properties. Our reports conform to the ASTM 1527-05 and EPA All Appropriate Inquiries (AAI) standards.
