Planned Development District (PDD) Planning

A PDD is a form of zoning which provides flexibility of dimensional and use requirements to achieve appropriate development for a given area. Many municipalities have found that Euclidean zoning which designates zoning districts and restrictions, does not adequately consider the needs associated with a parcel and its use potential. PDD’s typically result in increased density which is achieved by providing important public benefits to a community. NP&V has structured numerous PDD’s from conception to zone change and we are familiar with the State enabling legislation as well as local PDD laws.
